When most people purchase a home, they will often receive a home warranty which covers the homes systems for one year. What many people do not realize is they can purchase this on a home they currently own! This is a great opportunity to make certain your appliances, water heater, heater, electrical items and even plumbing items are covered should they break or start to need servicing.
I purchased a home warranty for my rental property in Utah and it has more than paid for itself! If you have an older home or a home that has expensive appliances, this is certainly a great insurance policy. Replacing an average furnace in a home can exceed $2500.00. A water heater could be up to $1000.00.
Different Home warranty companies charge different amounts. The ones I encourage people to consider using range from $295.00 ish for a basic policy to $520.00 ish for the ultimate policy. Differences in price often reflect coverages. The basic policy may not cover disposal fees or permit and code upgrades. Another reason for the policy cost being different with the company selcted and the difference in the trade fee charged. Many times the trade fee is $65.00 – $75.00, but most plumbers and electricians charge a minimum that exceeds that amount. Another reason the premium may be more could be if you chose code or permit upgrades.
No matter what, this is still a great opportunity to consider if you think you may have some future major home repairs coming. Usually you have to sign up and the home warranty companies have a 30 day period before they will cover any item as a precaution against a preexisting condition. They want to be certain they are not just being purchased because something broke and now they have to fix it.
